Residential Development in Central Bath, Resolution to Grant Planning Permission Secured at BANES Planning Committee

IPS are pleased to secure a resolution to grant planning permission for a residential development of 25 flats in central Bath this week.

IPS has been involved with the application site from its original concept, working with our colleagues NC architects to prepare a scheme which reflects the high-quality development in the surrounding locality. This project also assists in the delivery of the regeneration vision for this area of the city, alongside the River Avon. The project will remove a relatively unsightly industrial building and its associated yard and provide a quality new development, connecting to the riverside.

This application has followed lengthy discussions with the Council’s Case Officer and consultees to respond to comments regarding the scheme design, landscaping and impact on bat habitat within the locality. The application also included a viability assessment considering the quantum of affordable housing (8 units) on the site, due to the constraints of developing on this brownfield site.

The application was approved by the Planning Committee, delegating the decision to the Case Officer to permit the application subject to conditions and the completion of a Section 106 Agreement. This followed the advice of the Case Officer to the Planning Committee, concluding that

‘The proposals accord with the above listed relevant policies of the Bath and North East Somerset Core Strategy and the Bath and North East Somerset Placemaking Plan and, in accordance with paragraph 11 of the National Planning Policy Framework, should be approved without delay…’
